Vendors Work

Exterior Wall Construction

Constructed of independent structural steel frame and steel stud construction. Insulation on walls to meet the OBC. Wall panels may be a combination of brick, cultured stone, architectural panels and stucco.

Demising/Common Walls

Demising walls separating units and common areas to be constructed of taped and sanded drywallon metal studs, with acoustic insulation. No demising walls to be constructed between units when multiple units are Purchased by a single Purchaser.

Floor

Floors to be exposed concrete surface of the exposed structural concrete slab.

Ceiling

Exposed ceiling to be metal deck and open web steel joists. Ceiling height to be determined,approximately 20 feet is anticipated.

Plumbing

Each Unit will have one 4″ sanitary service roughed into Suite suitable for gravity drainage of plumbing fixtures, location to be at the Vendor’s discretion. There will be one 3″ diameter plumbing vent installed through the roof for future plumbing by the owner. One 25mm supply water line, capped, will be provided. All plumbing fixtures and Hot Water Tank to be provided by the Purchaser.

Glazing

Glazing shall be clear or tint of one or more colors. Entrance doors to be manual operating doors, with locksand hardware.

HVAC

Each Unit will have one (1) individually controlled gas combination Heating and Cooling roof top unit complete with gas piping and electronically connected. Each HVAC unit shall have sheet metal supply and return air duct stubs and terminate at the bottom of the structural steel roof joist for future duct distribution by the Purchaser. A thermostat with 50′ of coiled control wiring will be left in each unit. Each Unit will have one (1) 6inch diameter capped exhaust vents through the roof for future. For purchasers that have purchased more than one unit, the developer reserves the right to use one larger HVAC system as opposed to smaller individual rooftop units.

Electrical

Each unit to have a 60 amp, 600V service complete with a disconnect switch, splitter and a feed to the HVAC unit per Suite. For Purchasers that have purchased multiple units, a 100 amp service can be installed in one unit as opposed to numerous 60 amp services.

Phone/Communication

Each Unit will have one (1) conduit from the Unit to a common area demarcation point.
